Roof recoat and reseal runs $750 to $4,500. Membrane replacement runs $3,500 to $18,000, and subfloor work on top of that runs $750 to $15,000. The interval is the single highest return decision available to a coach owner, and it is the one most often deferred.
The arithmetic is not subtle
Reseal on interval: hundreds to a few thousand.
Reseal deferred until the membrane fails: five figures, plus whatever the water reached on the way down.
There is no version of this where deferring is the cheaper path. There is only a version where the bill arrives later and larger.
Sealant fails on a schedule set by sun, not mileage
A coach that does two thousand miles a year and sits in Southern California sun the rest of the time is ageing its lap sealant at full rate the entire time.
This is why storage condition predicts roof work better than usage does, and why a low mileage coach is not a low risk roof.
Tree cover shortens it further
Organic debris holds moisture against sealant and keeps it there. Sap is worse, because it is acidic and it does not wash off.
Coaches stored under the Whittier Hills tree cover need a shorter interval than coaches stored in the open, and owners are consistently surprised by that because the coach looks protected.
What an interval service actually includes
Every penetration inspected: vents, fans, antennas, solar mounts, air conditioners, skylights, and anything added after the coach left the factory.
Failed sealant cut out rather than covered over. Sealant applied on top of failed sealant fails at the same rate as what is underneath it.
The roof to sidewall joint, which is the single highest volume moisture path on a laminated coach.

How often does an RV roof need resealing?
Inspect annually, recoat as the sealant condition requires, and shorten the interval for a coach stored under tree cover. Sunlight and debris set the schedule rather than the calendar or the odometer.
Can I reseal an RV roof myself?
Owners do. The part that goes wrong is applying new sealant over failed sealant, which fails at the rate of what is underneath. Cutting the old material out is the work, and it is most of the labor.
Is a roof coating the same as a reseal?
No. A coating covers the membrane surface. A reseal addresses the penetrations and the joints, which is where water actually enters. A coating over unsealed penetrations solves nothing.
